Overall:

This project features retail shops on the first floor and medical condo offices on the second floor. Combining these uses in one place results in a better experience for both employees and patrons. For instance, office workers can choose to lunch at a waterside café without losing time driving. Additionally, retail patrons can make their office visits also without spending time driving. Retail shops occupy the street level with a covered walkway wrapping the entire site.  Part of this covered walkway fronts a water view with a fountain. Likewise the walkways and offices face the water and fountain on the second floor.

People and Cars:

Unlike most other commercial buildings, the cars and pedestrians each have their own space in this building. Cars enter into a parking lot that faces the water and leads directly into the lobby while the pedestrians use a separate covered walkway that connects all shops to the lobby. Additionally, parking on the roof provides a secure place for all cars that is further separated from street level pedestrians.

Character:

Dual elevator lobbies and stairs connect the rooftop parking, office and retail at ground level. Unique to this building both the retail shops and office spaces will be leased and sold based on the area that the Owner wants. Instead of being limited to an existing size or having to pay to relocate a tenant wall, you simply lease or buy the area you want. Moreover, each office space will have a deeded parking space.
